邊隻房地產信託比領展派息高出一倍?

很多投資者都喜歡房地產信託基金(REITs,real estate investment trusts)。REITs從投資者募集資金,指定專業管理公司進行管理,管理公司通過購買或投資房地產項目(房地產項目範圍很廣,可以是住宅房產、零售房產、商務辦公樓、酒店、廠房和倉庫,等等),獲得房屋升值收益或者房屋出租收益等。獲得的收益在扣除了管理費等相關費用後,會向投資者定期發放分紅。
香港人大多都很熟悉領展(823)。
不過,其實很多REITs的派息都比領展高。
以下談談三隻派息最高的REITs:
(一)匯賢產業信託(87001)
匯賢的主營業務為持有及投資優質商業物業,致力向基金單位持有人提供穩定可持續的分派,達致每基金單位資產淨值的長遠增長。匯賢產業信託的資產主要在中國四個主要城市,包括北京、重慶、瀋陽及成都等,資產管理面積現已擴充至逾一百一十萬平方米。匯賢產業信託的資產組合涵蓋零售、寫字樓、服務式公寓及酒店物業業務。截至2017年12月31日止年度的物業收入淨額為人民幣20.74億元。
最重要的,是長實(1113)對其持股28.6%。而且收益率達8.5%,十分吸引。
(二)越秀房產信託 (405)
越秀房產基金專注於主要作辦公樓、零售、酒店、服務式公寓及其他商業用途的物業,並爭取收購帶來可觀現金流及回報的物業,與物色透過營運優化取得更高收益增長的商機。現時的物業組合包括位於廣州的白馬大廈、財富廣場、城建大廈、維多利廣場、新都會大廈、廣州國際金融中心、位於上海的越秀大廈以及位於武漢的武漢物業八項高素質物業,物業產權面積共約99.1萬平方米,分別位於中國廣州市、上海市及武漢市核心商業區域(「核心商業區」)。物業類型包括服裝專業市場、甲級寫字樓、多功能商務寫字樓、零售商業、酒店、服務式公寓等。
收益率達6.9%,還是比領展高出一倍了。
(三)置富產業信託(778)
置富產業信託是一家房地產投資信託基金,持有香港17個零售物業。置富產業信託的物業組合目前擁有1,392個租戶,其中十大租戶合共佔物業組合於2017年12月31日之租金收入總額約27.8%及可出租總面積約22.4%。提供日常所需之租戶如超級市場、餐飲、服務及教育等佔可出租總面積約70%。
收益率為5.9%,也是一個高水平。
不過,既然REITs的主要業務為收租,投資者也要注意租金回落的風險。
